Housing Market Numbers Improve – Tampa Realtor Cautious about Future

homes for sale in TampaThe National Association of Home Builders – NAHB and a Tampa realtor agree that single family homes are beginning to pick up and they see this as a positive road map.

Many see a little ray of hope in the sale of single family homes because economists are predicting that the record low of 550,000 housing starts in 2009 and the possible growth in numbers should increase in 2010 to about 685,000 in 2010. But the economy isn’t budging, unemployment rates continue to climb upwards and foreclosures are on the way up again. And all of this combined makes a dangerous recipe for the companies who supply materials to the building and construction markets.

According to homes for sale in Tampa business, the recovery from the housing foreclosure fiasco will be slower than its decline. Plus, it will be much weaker than people expect; therefore there is a need to remain cautious due to all the negatives that linger – the housing market and the economy are fragile right now.

Right now, economists are talking that serious delinquency rates will likely rise before they fall off in 2010. What is also hurting is that builders are finding it difficult to obtain the loans they need to replenish their supplies of building materials or make their payrolls. Banks and lending institutions are simply being ‘tight’ with their funds in the lending department.

This could be one reason Tampa Homes for Sale in addition to others who are members of the NAHB construction and builder confident rate dropped to 15 in January – the lowest rate in six months. Builders view the sales situation as a ‘good one’ if their confidence rate is at a 50 or higher.

Many builders left comments on a NAHB and Wells Fargo survey about concerns over the foreclosure rates – which have lowered housing costs and inflated the housing supply – and possible loss of their jobs. In addition, approximately 70 to 80 percent of builders are unable to receive credit according to the survey results.

This only serves to suppress the recovery process.
